{"id":9746,"date":"2025-02-06T19:25:15","date_gmt":"2025-02-06T19:25:15","guid":{"rendered":"https:\/\/finderica.com\/?p=9746"},"modified":"2025-02-06T19:25:15","modified_gmt":"2025-02-06T19:25:15","slug":"mortgage-rates-move-lower-after-tariff-driven-volatility","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=9746","title":{"rendered":"Mortgage rates move lower after tariff-driven volatility"},"content":{"rendered":"<div>\n<p>Mortgage rates sank this past week as 10-year Treasury yields moved down after an initial upward movement due to the announced and now-delayed tariffs with Canada, Mexico and China.<\/p>\n<p>The 30-year fixed rate loan averaged 6.89% on Feb. 6, compared with 6.95% one week prior and 6.64% one year ago, the Freddie Mac Primary Mortgage Market Survey found.<\/p>\n<p>&#8220;Mortgage rates have been stable over the last month and incoming data suggest the economy remains on firm footing,&#8221; Sam Khater, Freddie Mac chief economist, said in a press release.<\/p>\n<div class=\"Enhancement\" data-align-center=\"\">\n<div class=\"Enhancement-item\">\n<div class=\"RawHtml\">\n<div class=\"flourish-embed flourish-chart\" data-src=\"https:\/\/www.americanbanker.com\/news\/visualisation\/21505971?1794108\"><\/div>\n<\/div>\n<\/div><\/div>\n<p>&#8220;Even though rates are higher compared to last year, the <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/news\/refinance-activity-rises-double-digits-as-rates-dip-slightly\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>last two weeks of purchase applications<\/u><\/a><\/ps-link> are modestly above what we saw a year ago, indicating some latent demand in the market.&#8221;<\/p>\n<p>The 15-year FRM averaged 6.05%, <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/news\/lack-of-fed-action-seen-in-this-weeks-mortgage-rates\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>down from last week<\/u><\/a><\/ps-link> when it averaged 6.12% and <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/news\/mortgage-rates-flat-in-spite-of-treasury-yield-spikes\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>a year ago<\/u><\/a><\/ps-link> when it averaged 5.9%.<\/p>\n<p>The 10-year Treasury yield closed Jan. 30 at 4,51% before rising the next day to 4.57. On February 5, the yield slipped down to 4,42% but was 1 basis point higher as of 11 a.m. on Thursday morning.<\/p>\n<p>At the same time, the <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/lender-price-resource-center\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>Lender Price tracker on the National Mortgage News website<\/u><\/a><\/ps-link> for the 30-year FRM was at 6.898%, compared with 6.939% one-week prior, a decrease of almost 4 basis points.<\/p>\n<p>Zillow&#8217;s rate tracker put the 30-year FRM at 6.52%, down 1 basis point from Wednesday; the average one week earlier was 6.61%.<\/p>\n<p>&#8220;The catalyst for this market turbulence was <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/news\/tariffs-would-impact-housing-but-experts-split-on-severity\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>a series of tariff announcement flip-flops<\/u><\/a><\/ps-link>,&#8221; said Kara Ng, senior economist at Zillow Home Loans, in a statement issued Wednesday night. &#8220;Mortgage rates barely followed treasury yields, so elevated rates continue to strain affordability for homebuyers.&#8221;<\/p>\n<p>Investors appeared to be more concerned about the potential growth effects of tariffs and their impact on economic activity, Ng said. That explains the transitory differences between the 10-year Treasury and mortgage rates.<\/p>\n<p>&#8220;Looking ahead, we still expect mortgage rates to be volatile as economic conditions and policy developments continue to evolve,&#8221; Ng continued.<\/p>\n<p>Another economist who expects mortgage rates to remain elevated is Mark Fleming, the chief economist at First American.<\/p>\n<p>&#8220;Expectations of a &#8216;higher-for-longer rate environment have already influenced the market, putting upward pressure on the 10-year Treasury bond yield and sending mortgage rates back above 7%,&#8221; Fleming said in the company&#8217;s Real House Price Index release.<\/p>\n<p>&#8220;Nevertheless, there is some room for rates to come down gradually as <ps-link><a href=\"https:\/\/www.nationalmortgagenews.com\/news\/the-first-trump-2-0-era-fed-meetings-takeaways-for-mortgage\" class=\"Link\" target=\"_blank\" rel=\"noopener\"><u>the Fed is still expected to cut rates<\/u><\/a><\/ps-link> later this year in an effort to return policy to a more neutral stance, and with more clarity around the Fed&#8217;s monetary outlook.&#8221;<\/p>\n<p>Mortgage rates are slipping back towards last year&#8217;s levels, which could help buyer affordability, added Samir Dedhia, CEO of One Real Mortgage.<\/p>\n<p>It looks like homeowners have accepted mortgage rates are going to stay elevated, as listings have started to increase as the spring home purchase season approaches, said Pittsburgh-based Redfin agent Joe Paolizzi in a press release.<\/p>\n<p>&#8220;It seems clear rates have declined about as much as they&#8217;re going to decline for now,&#8221; Paolizzi said. &#8220;Sellers are also noticing that even though there are fewer buyers in the market than usual, the buyers who are on the hunt are serious and willing to pay a fair price.&#8221;<\/p>\n<p>Dedhia expects home purchase demand to rebound in the coming months, especially as mortgage rates move lower.<\/p>\n<p>That said, &#8220;market volatility will likely persist through the first quarter as investors and lenders respond to evolving government and economic data,&#8221; Dedhia said in comments on the Freddie Mac release. &#8220;Although rate fluctuations will gradually stabilize as the year progresses, it&#8217;s important to recognize that 2025 remains in its early stages, and a variety of factors could still drive volatility in the months ahead.&#8221;<\/p>\n<\/div>\n<p><a href=\"https:\/\/www.americanbanker.com\/news\/mortgage-rates-move-lower-after-tariff-driven-volatility\" target=\"_blank\" rel=\"noopener\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Mortgage rates sank this past week as 10-year Treasury yields moved down after an initial upward movement due to the announced and now-delayed tariffs with Canada, Mexico and China.
