{"id":9414,"date":"2025-02-02T09:39:31","date_gmt":"2025-02-02T09:39:31","guid":{"rendered":"https:\/\/finderica.com\/?p=9414"},"modified":"2025-02-02T09:39:31","modified_gmt":"2025-02-02T09:39:31","slug":"2025-is-a-renters-market-heres-how-to-take-advantage","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=9414","title":{"rendered":"2025 is a renter\u2019s market \u2014 here\u2019s how to take advantage"},"content":{"rendered":"<div id=\"RegularArticle-ArticleBody-5\" data-module=\"ArticleBody\" data-test=\"articleBody-2\" data-analytics=\"RegularArticle-articleBody-5-2\"><span class=\"HighlightShare-hidden\" style=\"top:0;left:0\"><\/span><\/p>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-108094808\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>Vgajic | E+ | Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>If you&#8217;re a renter, the market may be shifting in your favor.<\/p>\n<p>As of December, the median asking rent price in the U.S. was $1,695, down 0.5% \u2014 or $8 \u2014 from November, according to a <a href=\"https:\/\/www.realtor.com\/research\/december-2024-rent\/\" target=\"_blank\" rel=\"noopener\">new report<\/a> by Realtor.com.<\/p>\n<p>The latest rent price is 1.1% lower \u2014 or $18 \u2014 from a year before, and down 3.7% from peak highs in July 2022.<\/p>\n<\/div>\n<blockquote data-test=\"Pullquote\">\n<div class=\"Pullquote-pullquote\" style=\"border-top-color:#002f6c\">\n<div>\n<p>We&#8217;re calling it a renter&#8217;s market.<\/p>\n<div class=\"Pullquote-sourceWrapper\">\n<p>Daryl Fairweather<\/p>\n<p>chief economist at Redfin, an online real estate brokerage firm<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/blockquote>\n<div class=\"group\">\n<p>Rental affordability is improving in part because of a &#8220;construction boom&#8221; of new apartment buildings during the pandemic, according to Daryl Fairweather, chief economist at Redfin.<\/p>\n<p>&#8220;There are still units coming online now from projects that were started back in 2021, 2022,&#8221; she said.<\/p>\n<p>With more new units available, some property managers are considering lowering their asking prices to attract tenants, experts say.<\/p>\n<p>This means renters should have more negotiating power when it comes to the terms of their leases, Fairweather explained.<\/p>\n<p>&#8220;We&#8217;re calling it a renter&#8217;s market. We think that&#8217;s going to continue for the next year,&#8221; she said.<\/p>\n<p><strong>More from Personal Finance:<\/strong><br \/>This should be your &#8216;last resort&#8217; to cover an emergency expense<br \/>Your tax return could be &#8216;flagged for audit&#8217; without these forms<br \/>Changes Americans would make to close social security&#8217;s financial gap<\/p>\n<p>To be sure, the volume of newly built apartments is concentrated in some areas more than others, making rent prices decline faster in certain parts of the country.<\/p>\n<p>By way of example, Austin, Texas, where the median rent is $1,394 as of December, saw some of the highest levels of multifamily housing construction over the past few years, <a href=\"https:\/\/www.redfin.com\/news\/rent-affordability-2025\/\" target=\"_blank\" rel=\"noopener\">according<\/a> to Redfin. That figure is <a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-august-2024\/\" target=\"_blank\" rel=\"noopener\">down<\/a> from $1,482 in August when the median price fell 17.6% from a year prior.<\/p>\n<p>Rents in Austin are likely to continue to fall as supply grows and demand balances itself out, experts say.<\/p>\n<p>What you&#8217;re able to leverage as a renter will depend on what&#8217;s happening in your current market or where you plan to live.<\/p>\n<p>Here are three key steps to consider if you&#8217;re on the rental market this year:\u00a0<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"><\/a>1. Find out what other units are renting for in the area<\/h2>\n<div class=\"group\">\n<p>You might live in an area that is becoming more affordable. To find out, compare what other units in the neighborhood similar to yours are renting for \u2014 it&#8217;s the &#8220;best way to arm yourself&#8221; in negotiations with your landlord or property manager, Fairweather said.\u00a0\u00a0<\/p>\n<p>&#8220;If your property manager is trying to raise your rent, you can come to them with information to show them that your rent shouldn&#8217;t be increased,&#8221; she said. &#8220;In some markets, it should even go down.&#8221;\u00a0<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-108094858\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-108094858\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000365115\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><span class=\"InlineVideo-videoButton\"><\/span><span><\/span><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>If you&#8217;ve been living in the same unit for a couple years and have consistently paid rent on time, try to use that history to negotiate for a lower monthly rent, said Joel Berner, a senior economist at Realtor.com.<\/p>\n<p>A &#8220;good point to negotiate from&#8221; is to show your landlord that rent prices are coming down for similar properties but you have no desire to move \u2015 unless you can save money elsewhere, he said.<\/p>\n<p>Tenant turnover can be expensive for landlords, especially if the property sits unoccupied for a few months.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"><\/a>2. Negotiate any additional fees you pay<\/h2>\n<div class=\"group\">\n<p>On that note, think about what other costs you pay for in addition to your rent, Fairweather said.\u00a0These can be fees for parking space or access to other amenities.<\/p>\n<p>Fees for amenities like a parking garage, a shared community space, an on-site fitness center or bike storage can range from $30 a month for basic offerings or one-time charges of $200 to $500, <a href=\"https:\/\/www.apartmentlist.com\/renter-life\/amenity-fee\" target=\"_blank\" rel=\"noopener\">according<\/a> to Apartment List.<\/p>\n<p>If you see ads where other properties are calling out concessions like waived parking costs or reduced fees for an amenity, see if your landlord is willing to match that.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline2\"><\/a>3. Consider teaming up with housemates<\/h2>\n<div class=\"group\">\n<p>Meanwhile, if you&#8217;re living in an area that&#8217;s still &#8220;really expensive to rent,&#8221; consider splitting a larger unit with other people, Berner said.<\/p>\n<p>Having roommates or housemates is a tried-and-true way to lower housing costs.
