{"id":7382,"date":"2024-11-06T02:03:07","date_gmt":"2024-11-06T02:03:07","guid":{"rendered":"https:\/\/finderica.com\/first-time-home-buyer-share-hits-record-low-why-that-might-be-a-good-thing\/"},"modified":"2024-11-06T02:03:07","modified_gmt":"2024-11-06T02:03:07","slug":"first-time-home-buyer-share-hits-record-low-why-that-might-be-a-good-thing","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=7382","title":{"rendered":"First-Time Home Buyer Share Hits Record Low: Why That Might Be a Good Thing"},"content":{"rendered":"<div>\n<p>The National Association of Realtors (NAR) reported that the first-time home buyer share fell to a historic low of just 24%.<\/p>\n<p>That was down from 32% a year earlier based on transactions between July 2023 and June 2024.<\/p>\n<p>At the same time, the typical home buyer age reached an all-time high of 56 years old.<\/p>\n<p>This all speaks to a housing market that has becoming increasingly unaffordable, especially for renters and young people.<\/p>\n<p>But there is a silver lining; we aren\u2019t seeing a flood of questionable home purchases as we did in the early 2000s.<\/p>\n<h2><span style=\"color: #0abf2e;\">Improved Underwriting Standards Prevent Risky Home Sales<\/span><\/h2>\n<p><img loading=\"lazy\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-39970\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/FTHBshare.png\" alt=\"FTHB share\" width=\"609\" height=\"258\" srcset=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/FTHBshare.png 609w, https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/FTHBshare-300x127.png 300w\" sizes=\"auto, (max-width: 609px) 100vw, 609px\"><\/p>\n<p>I\u2019ll start by saying the data is clearly negative.<\/p>\n<p>Those statistics from NAR certainly don\u2019t paint a pretty picture for the housing market at the moment.<\/p>\n<p>The FTHB share <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\" target=\"_blank\" rel=\"noopener\">hit a record low<\/a> 24% in 2024, going all the way back to 1981. And it\u2019s well below the historic norm of 40% prior to 2008.<\/p>\n<p>It\u2019s a sign that homes have become unaffordable for most, especially those who have never owned one before.<\/p>\n<p>Without a large amount of sales proceeds (think repeat home buyers), it\u2019s difficult to come up with the necessary down payment.<\/p>\n<p>And without a big salary, it\u2019s near-impossible to afford the monthly payment at today\u2019s prices.<\/p>\n<p>So obviously not great if you\u2019re a young person or a renter without a parent willing to gift you a down payment.\u00a0 Or co-sign your mortgage.<\/p>\n<p>Contrast that to the early 2000s when we had similar conditions in terms of housing affordability.<\/p>\n<p>Back then, instead of home sales slowing, they kept rising thanks to things like stated income loans, and pay option ARMs.<\/p>\n<p>So while we can sit here and complain about affordability, we could also arguably be happy that home sales have slowed at a time when purchasing them might not be ideal.<\/p>\n<p>Sure, it\u2019s not great for those who work in the industry nor prospective home buyers, especially first-time home buyers.<\/p>\n<p>But it would be even worse if sales kept chugging along when perhaps they shouldn\u2019t.<\/p>\n<h2><span style=\"color: #0abf2e;\">Imagine If We Just Kept Approving Everyone for a Mortgage<\/span><\/h2>\n<p><img loading=\"lazy\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-39971\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/averageageofhomebuyers.png\" alt=\"average age of home buyers\" width=\"609\" height=\"250\" srcset=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/averageageofhomebuyers.png 609w, https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2024\/11\/averageageofhomebuyers-300x123.png 300w\" sizes=\"auto, (max-width: 609px) 100vw, 609px\"><\/p>\n<p>While fewer FTHBs are getting into homes, the typical age of home buyers has never been higher.<\/p>\n<p>It increased to 56 years old for all buyers, 38 for FTHBs, and 56 for repeat buyers, all record highs!<\/p>\n<p>In the early 2000s, we saw a ton of sales volume while home prices were close to their peak.<\/p>\n<p>The reason home prices kept climbing and sales kept moving along was because exotic financing was pervasive.<\/p>\n<p>Back then, you could get approved for a home loan with simply a credit score.<\/p>\n<p>It didn\u2019t matter if you couldn\u2019t document your income or come up with a down payment.\u00a0 Or if you had no money in the bank.<\/p>\n<p>And once you were approved, chances are they would give you an adjustable rate mortgage that wasn\u2019t really affordable.<\/p>\n<p>Or a 40-year mortgage or something else not sustainable or conducive to success as a homeowner. And after just a few months, there was a decent chance you\u2019d already defaulted.<\/p>\n<p>So from that point of view, it\u2019s a healthy and natural reaction for home sales to slow.<\/p>\n<p>If they kept on moving higher with affordability as bad as it is today, it\u2019d be much more troubling. Instead, sales have been stopped in their tracks.<\/p>\n<h2><span style=\"color: #0abf2e;\">The Housing Market Is Naturally Resetting<\/span><\/h2>\n<p>All the data really tells us is that the housing market is resetting. And it\u2019s a sign that either home prices need to ease. Or mortgage rates need to come down. Or wages need to increase.<\/p>\n<p>Or perhaps a combination of all three.<\/p>\n<p>It\u2019s OK if we see a period of slowing home sales.<\/p>\n<p>It tells us that something needs to change.\u00a0 That not all is well in the housing market.\u00a0 Or perhaps even the economy.<\/p>\n<p>That\u2019s arguably better than forcing home sales to continue with creative financing. And getting ourselves into the same mess we got into more than a decade ago.<\/p>\n<p>I\u2019m already reading about calls to bring back high-risk lending, including a proposal for a zero down FHA loan.<\/p>\n<p>It\u2019s already only a 3.5% minimum down payment, and they want to take it down to zero.<\/p>\n<p>Maybe instead of that we need sellers to be more reasonable.
