{"id":27322,"date":"2026-04-06T20:52:59","date_gmt":"2026-04-06T20:52:59","guid":{"rendered":"https:\/\/finderica.com\/?p=27322"},"modified":"2026-04-06T20:52:59","modified_gmt":"2026-04-06T20:52:59","slug":"mortgage-rates-enjoy-winning-streak-but-could-rebound-even-higher","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=27322","title":{"rendered":"Mortgage Rates Enjoy Winning Streak, But Could Rebound Even Higher"},"content":{"rendered":"<div>\n<p>Mortgage rates have been surprisingly resilient lately, despite all the inflation concerns related to the ongoing conflict in the Middle East.<\/p>\n<p>At last glance, the price of a barrel of oil was over $110, up from the $60 range in February.<\/p>\n<p>Yes, mortgage rates have risen quite a bit since that time, but they remain only about a half point higher.<\/p>\n<p> <iframe id=\"bbm_widget2\" src=\"https:\/\/widgets.icanbuy.com\/c\/standard\/us\/en\/mortgage\/tables\/text\/Mortgage.aspx?siteid=169cc4cc198062c0&amp;loan_type=REFI&amp;result_count=3&amp;listingbtnbgcolor=ff7207&amp;searchbtnbgcolor=ff7207\" width=\"100%\" height=\"100%\" frameborder=\"0\" scrolling=\"no\"><\/iframe>  <\/p>\n<p>And it\u2019s important to remember that mortgage rates were at 3.5-year lows at the end of February.<\/p>\n<p>So bouncing off those levels isn\u2019t as bad as it appears. The question is does it get worse again before it gets even better?<\/p>\n<h2>Mortgage Rates Fell Nearly 0.25% Last Week<\/h2>\n<p><img loading=\"lazy\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-42454\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/04\/mortgageratedrop.png\" alt=\"mortgage rate drop\" width=\"610\" height=\"431\" srcset=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/04\/mortgageratedrop.png 610w, https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/04\/mortgageratedrop-300x212.png 300w\" sizes=\"auto, (max-width: 610px) 100vw, 610px\"><\/p>\n<p>Mortgage rates actually had a winning week, falling about 20 basis points from the end of March to last Friday, per <a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\" target=\"_blank\" rel=\"noopener\">MND<\/a>.<\/p>\n<p>They had risen as high as 6.625% for a 30-year fixed before dropping to around 6.45% to close out the week.<\/p>\n<p>While it\u2019s still well above the 5.99% rate briefly hit in late February, it\u2019s not far off and it beats going even higher.<\/p>\n<p>Many, including myself, expected the 30-year fixed to climb to 6.75% and perhaps 6.875% in the near-term.<\/p>\n<p>We somehow eked out a win in the midst of a seemingly unprecedented conflict in Iran, which has caused oil prices to just about double.<\/p>\n<p>That has many economists worried about a second wave of inflation, overriding any benefit you\u2019d normally see from a geopolitical event.<\/p>\n<p>Typically, mortgage rates go down during wars or conflicts because there is typically a flight to safety in bonds, increasing demand and lowering associated yields (interest rates).<\/p>\n<p>But this time it\u2019s a little more complicated because global energy prices have surged due to the veritable closure of the Strait of Hormuz.<\/p>\n<h2>The Trend Is Not Mortgage Rates\u2019 Friend<\/h2>\n<p>While we got a good week to start off April, something tells me things could still get worse before they get better.<\/p>\n<p>Simply looking at the rhetoric from President Trump should make you worry that mortgage rates could be due for another jump higher.<\/p>\n<p>On Easter, he used expletives in a Truth Social post <a href=\"https:\/\/truthsocial.com\/@realDonaldTrump\/posts\/116351998782539414\" target=\"_blank\" rel=\"noopener\">demanding<\/a> that Iran open the Strait of Hormuz or face its wrath, including destroying bridges and power plants.<\/p>\n<p>Meanwhile, \u201cIsrael <a href=\"https:\/\/www.pbs.org\/newshour\/world\/israel-hits-key-iranian-petrochemical-plant-in-massive-gas-field-as-mediators-float-ceasefire-proposal\" target=\"_blank\" rel=\"noopener\">struck<\/a> a key petrochemical plant in the massive South Pars natural gas field,\u201d illustrating that any attempts at a ceasefire will be very difficult.<\/p>\n<p>There have been efforts to establish a 45-day ceasefire, but there\u2019s also a <a href=\"https:\/\/www.cnbc.com\/2026\/04\/06\/trump-iran-war-ceasefire-hormuz-strait.html\" target=\"_blank\" rel=\"noopener\">deadline<\/a> of 8 p.m. EST Tuesday to carry out new attacks on Iranian infrastructure.<\/p>\n<p>If the U.S. follows through, that would likely jeopardize any negotiations and lead to a response from Iran, further exacerbating the already dire situation.<\/p>\n<p>As such, mortgage rates could suffer a second wave of increases after appearing to settle down in recent days.<\/p>\n<h2>Will Mortgage Rates Suffer Another Setback?<\/h2>\n<p>Since this conflict got underway, I\u2019ve felt 30-year fixed mortgage rates would come close to 7% again.<\/p>\n<p>If you\u2019ve watched mortgage rates for any extended period of time, you know they don\u2019t move in a straight line up or down.<\/p>\n<p>Instead, they ebb and flow, often bouncing around, even if trending higher or lower over time.<\/p>\n<p>Just look at their move from 7%+ to sub-6% over the past year. They didn\u2019t just go down, down, down.<\/p>\n<p>There were bad weeks and even bad months, but they still managed to improve over time once we zoomed out.<\/p>\n<p>Similarly, this could be a situation where they worsen over time, despite having good days and good weeks here and there.<\/p>\n<p>So while last week was encouraging for mortgage rates, it\u2019d be foolish to think the worst is behind us here.<\/p>\n<p>The best-case scenario is we get some sort of ceasefire or peace deal as soon as possible, and perhaps some movement in the Strait.<\/p>\n<p>But one should also prepare for the worst, a ratcheting up of the situation that leads to even higher energy prices, an uptick in inflation, and another leg higher for mortgage rates.<\/p>\n<p>How high they might go remains to be seen, but I wouldn\u2019t completely rule out the very high 6s or even low 7s if things don\u2019t get under control soon.<\/p>\n<div class=\"abh_box abh_box_down abh_box_fancy\">\n<div class=\"abh_tab_content\">\n<section class=\"vcard author abh_about_tab abh_tab\" itemscope=\"\" itemprop=\"author\" itemtype=\"https:\/\/schema.org\/Person\" style=\"display:block\">\n<div class=\"abh_image\" itemscope=\"\" itemtype=\"https:\/\/schema.org\/ImageObject\"> <img decoding=\"async\" style=\"max-width: 100%; height: auto;\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/gravatar\/headshot1.png\" class=\"photo\" width=\"250\" alt=\"Colin Robertson\"><\/div>\n<div class=\"abh_text\">\n<p>Before creating this site, I worked as an account executive for a wholesale mortgage lender in Los Angeles.
