{"id":26161,"date":"2026-03-03T21:54:14","date_gmt":"2026-03-03T21:54:14","guid":{"rendered":"https:\/\/finderica.com\/?p=26161"},"modified":"2026-03-03T21:54:14","modified_gmt":"2026-03-03T21:54:14","slug":"opendoor-says-it-will-offer-4-99-mortgage-rates-to-its-home-buyer-customers","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=26161","title":{"rendered":"Opendoor Says It Will Offer 4.99% Mortgage Rates to Its Home Buyer Customers"},"content":{"rendered":"<div>\n<p>In a bid to drum up excitement for its new mortgage offering, Opendoor will apparently offer below-market mortgage rates to home buyers.<\/p>\n<p>Per an X post, Opendoor CEO Kaz Nejatian said they would offer a 4.99% 30-year fixed mortgage with no points or fees.<\/p>\n<p>That represents about a one percentage point discount relative to prevailing market rates, currently averaging closer to 6%.<\/p>\n<p> <iframe id=\"bbm_widget2\" src=\"https:\/\/widgets.icanbuy.com\/c\/standard\/us\/en\/mortgage\/tables\/text\/Mortgage.aspx?siteid=169cc4cc198062c0&amp;loan_type=PURCH&amp;result_count=3&amp;listingbtnbgcolor=ff7207&amp;searchbtnbgcolor=ff7207\" width=\"100%\" height=\"100%\" frameborder=\"0\" scrolling=\"no\"><\/iframe>  <\/p>\n<p>The low rate is achieved via reduced margin, improved efficiencies, and scale.<\/p>\n<p>The company recently announced that their mortgage product was in \u201cbeta\u201d so it\u2019s unclear when this will actually launch.<\/p>\n<h2>Opendoor Wants to Solve the Mortgage Rate Hurdle for Homeowners<\/h2>\n<p>CEO Kaz Nejatian has been rapidly launching new products in an effort to turns things around at struggling Opendoor.<\/p>\n<p>The company is one of the original iBuyers, which allow people to buy and sell a home without a real estate agent.<\/p>\n<p>Instead, they can sell their home to the company as-is, without all the usual hoops. And home buyers can purchase a home directly from the company as well.<\/p>\n<p>The business model has never really taken off, in spite of being around during one of the hottest housing markets in decades.<\/p>\n<p>It has since turned to a buyer\u2019s market and remains unclear if that\u2019s advantageous to Opendoor or will result in more of the same struggles.<\/p>\n<p>Regardless, Nejatian (formerly of Shopify fame) is working feverishly to make the company a tech-forward, one-stop shop for home buyers and sellers.<\/p>\n<p>Part of this strategy is reintroducing home loans, which were previously offered via Opendoor Home Loans but shuttered in late 2022 when mortgage rates surged higher.<\/p>\n<p>In the X post, he went on to <a href=\"https:\/\/x.com\/nejatian\/status\/2028625312943165586\" target=\"_blank\">say<\/a> that \u201cwe are committed to solving this for American homeowners.\u201d<\/p>\n<p>Of course, mortgage is a complicated business and this type of thing is easier said than done.<\/p>\n<h2>No Points. No Fees. 30-Year Fixed at 4.99%!<\/h2>\n<p><img loading=\"lazy\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-42295\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/03\/opendoormortgage.png\" alt=\"opendoor mortgage\" width=\"610\" height=\"154\" srcset=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/03\/opendoormortgage.png 610w, https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2026\/03\/opendoormortgage-300x76.png 300w\" sizes=\"auto, (max-width: 610px) 100vw, 610px\"><\/p>\n<p>Nejatian did a bit of a Q&amp;A session on X, which I appreciate transparency-wise, though it was somewhat light on details.<\/p>\n<p>Regarding the cost savings, he said \u201cOpendoor as the seller of the home has unique cost structures that allow us to do things.\u201d<\/p>\n<p>That means there\u2019s a good chance they\u2019re taking a page out of the home builders\u2019 book and using a forward commitment.<\/p>\n<p>This is where you buy a chunk of mortgages at a bought-down interest rate that aren\u2019t tied to any one property or borrower.<\/p>\n<p>Think of a car lease special where they say it\u2019s $299 per month and there are five vehicles available at that price.<\/p>\n<p>It\u2019s not for everyone buying a car and you still need to qualify, and it\u2019s only good until funds run out, etc. etc.<\/p>\n<p>Someone asked if was a 30-year fixed with no points and his response was, \u201cNo points. No fees. 30 year fixed.\u201d<\/p>\n<p>So we know the product type and we know you won\u2019t have to pay some excessive amount of discount points to fees to obtain the rate.<\/p>\n<p>However, it\u2019s unclear what the minimum down payment is, maximum LTV, minimum credit score, max loan amount, and so on.<\/p>\n<p>It\u2019s pretty vague and essentially just speaks to the company\u2019s ambition to provide below-market mortgage rates.<\/p>\n<p>This is exactly how the home builders navigated the past few years when mortgage rates spiked from 3% to 8%.<\/p>\n<p>To cushion the blow, they leaned on forward commitments and advertised massive mortgage rate buydowns to their customers.<\/p>\n<p>So even though home prices were steep and mortgage rates were no longer on sale, they could control the financing piece via the buydowns.<\/p>\n<p>As a result, they could keep their asking prices elevated where they might otherwise need to be reduced.<\/p>\n<p>The deals also looked spectacular when the going rate for a 30-year fixed was 7% and they were advertising 30-year fixed rates of 3.99% or even lower.<\/p>\n<p>To sweeten the deal even more, they often combined temporary buydowns with permanent buydowns.<\/p>\n<p>So a home buyer purchasing a new-build could get a start rate of 1.99% in year one, 2.99% in year two, 3.99% in year three, and 4.99% for the remainder of the loan term.<\/p>\n<h2>The 4.99% Rates Won\u2019t Be Around Forever or Available to Everyone<\/h2>\n<p>I think Nejatian created a little more buzz than he bargained for with the post, which led to him answering a lot of questions from other users.<\/p>\n<p>He noted that your typical mortgage has \u201cat least 65-85 bps worth of yield\u201d due to margin and inefficiency that goes to the many companies who \u201ctouch that mortgage.\u201d<\/p>\n<p>Opendoor can apparently \u201cautomate\u201d much of this to bring down costs and possibly sacrifice some profit as well, at least on the mortgage side of things.<\/p>\n<p>\u201cWe haven\u2019t invented new math here. What we have done is say if our goal was to offer the lowest mortgage rate possible rather than make the most amount of money possible, what would we do?\u201d<\/p>\n<p>Again, it sounds like they\u2019re going the home builder route and agreeing to earn less on the mortgage piece to facilitate more home sales.<\/p>\n<p>Like home builders, Opendoor has inventory and that makes them a <strong>motivated seller<\/strong>, unlike say an existing homeowner who might only sell if it\u2019s advantageous to do so.<\/p>\n<p>Opendoor might have done the math and built in a mortgage rate discount into the home sale price where it still pencils for them.<\/p>\n<p>Importantly though, Nejatian said \u201cobviously we are not promising 4.99% rates forever or to everyone.\u201d<\/p>\n<div class=\"abh_box abh_box_down abh_box_fancy\">\n<div class=\"abh_tab_content\">\n<section class=\"vcard author abh_about_tab abh_tab\" itemscope=\"\" itemprop=\"author\" itemtype=\"https:\/\/schema.org\/Person\" style=\"display:block\">\n<div class=\"abh_image\" itemscope=\"\" itemtype=\"https:\/\/schema.org\/ImageObject\"> <img decoding=\"async\" style=\"max-width: 100%; height: auto;\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/gravatar\/headshot1.png\" class=\"photo\" width=\"250\" alt=\"Colin Robertson\"><\/div>\n<div class=\"abh_text\">\n<p>Before creating this site, I worked as an account executive for a wholesale mortgage lender in Los Angeles.
