{"id":11680,"date":"2025-03-13T21:20:19","date_gmt":"2025-03-13T21:20:19","guid":{"rendered":"https:\/\/finderica.com\/?p=11680"},"modified":"2025-03-13T21:20:19","modified_gmt":"2025-03-13T21:20:19","slug":"can-the-housing-market-stomach-a-return-to-7-mortgage-rates","status":"publish","type":"post","link":"https:\/\/finderica.com\/?p=11680","title":{"rendered":"Can the Housing Market Stomach a Return to 7% Mortgage Rates?"},"content":{"rendered":"<div>\n<p>Yesterday, I wrote about how the uncertainty surrounding tariffs was hurting mortgage rates.<\/p>\n<p>In short, the market doesn\u2019t know what to make of the tariffs given the constant flip-flopping going on.<\/p>\n<p>One day the tariffs are on. The next day they\u2019re off. Then they\u2019re on again. Then there are new ones. Then they\u2019re worldwide!<\/p>\n<p>It\u2019s getting old, and in the process other countries seem to be losing interest in doing business with the United States. Apparently, Canadians aren\u2019t buying U.S.-made products now\u2026<\/p>\n<p>At the same time, the nice run mortgage rates enjoyed from mid-January to March seems to be over. And there\u2019s now a real fear we could return to 7% mortgage rates.<\/p>\n<h2>Could Mortgage Rates Go Back to 7%, Again?!<\/h2>\n<p>In early March, I asked a seemingly straightforward question. Will mortgage rates go to 5.99% or 7% next?<\/p>\n<p>This was when the 30-year fixed was hovering around 6.75%, but appeared to be on a clear downward trajectory.<\/p>\n<p>It seemed like despite a 75-basis point drop needed, rates were indeed heading to sub-6% as opposed to 7%.<\/p>\n<p>But basic math tells us it\u2019s easier to move 25 bps than it is 75 bps, and now we\u2019re knocking on 7\u2019s door once again.<\/p>\n<p>If you consider monthly payments, it\u2019s not a huge difference. A $400,000 loan amount set at 6.75% is $2,594.39 per month.<\/p>\n<p>It\u2019s only about $67 more at a payment of $2,661.21 with an interest rate of 7%.<\/p>\n<p>But it\u2019s a massive psychological hit to cross the 7% threshold. And not just because it\u2019s a threshold, but because it\u2019s one we\u2019ve crossed several times already.<\/p>\n<p>It\u2019s like paddling out into the ocean to catch a wave, and getting bombarded by wave after wave.<\/p>\n<p>Once you think you\u2019ve made it past the break, you come up for air and another wave pulls you under again.<\/p>\n<p>It\u2019s exhausting, it\u2019s demoralizing, and eventually you might just want to throw in the towel and quit.<\/p>\n<p>And perhaps that\u2019s what some prospective home buyers are considering today. How much more can they really take?<\/p>\n<p>How many more head fakes can they put up with when it comes to mortgage rates? They keep hearing that they\u2019re going lower, only to see them bounce back.<\/p>\n<h2>Despite What You May Have Heard, Mortgage Rates Haven\u2019t Really Gotten Anywhere Lately<\/h2>\n<p><img loading=\"lazy\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-40619\" src=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2025\/03\/flatmortgagerates.png\" alt=\"flat mortgage rates\" width=\"610\" height=\"428\" srcset=\"https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2025\/03\/flatmortgagerates.png 610w, https:\/\/www.thetruthaboutmortgage.com\/wp-content\/uploads\/2025\/03\/flatmortgagerates-300x210.png 300w\" sizes=\"auto, (max-width: 610px) 100vw, 610px\"><\/p>\n<p>If we consider Trump\u2019s promise to lower mortgage rates, and the rhetoric now that they\u2019ve accomplished that goal, it\u2019s even worse.<\/p>\n<p>When it comes down to it, the 30-year fixed has basically gone nowhere since mid-October.<\/p>\n<p>Rates increased once Trump was the expected winner a few weeks before the election, then kept climbing once he won on his expected inflationary policies (see chart above).<\/p>\n<p>Then they simply came back down once his appointed Treasury Secretary Scott Bessent calmed everyone\u2019s nerves and said tariffs and the like wouldn\u2019t be so bad.<\/p>\n<p>He further soothed rattled investors (and home buyers) by repeating that the administration was committed to lowering interest rates.<\/p>\n<p>But times have changed. Today, he was <a href=\"https:\/\/www.cnbc.com\/2025\/03\/13\/treasury-secretary-bessent-said-the-white-house-is-focused-on-the-real-economy-and-not-concerned-about-a-little-market-volatility.html\" target=\"_blank\" rel=\"noopener\">telling<\/a> folks the White House is focused on the \u201creal economy,\u201d and not \u201ca little bit of volatility\u201d in the markets.<\/p>\n<p>Problem is, the market seemed to be buying it before, but now their patience has run out.<\/p>\n<p>The S&amp;P 500 has <a href=\"https:\/\/www.cnn.com\/2025\/03\/13\/investing\/us-stocks-global-trade-tensions\/index.html\" target=\"_blank\" rel=\"noopener\">entered correction territory<\/a>, down 10% from the record high seen in February.<\/p>\n<p>And the 30-year fixed is back to 6.78%, per <a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\" target=\"_blank\" rel=\"noopener\">MND\u2019s daily index<\/a>, which isn\u2019t much progress (if at all) given the corresponding stock market selloff.<\/p>\n<p>You\u2019d expect interest rates to be a lot lower with stocks selling off so badly, as a flight to safety in bonds typically takes place.<\/p>\n<p>Not so at the moment, with stocks and bonds selling off together. So prospective buyers feel poorer and rates aren\u2019t any better. Great!<\/p>\n<h2>We Could Risk Missing Another Key Spring Home Buying Season<\/h2>\n<p>The big worry now, at least in my mind, is we could be jeopardizing yet another spring home buying season.<\/p>\n<p>This is peak home buying and selling time, and the last thing we want is a spike in interest rates (again).<\/p>\n<p>Last year, mortgage rates were at similar levels, then surged to 7.50% in April, which put a damper on home buying.<\/p>\n<p>That took the wind out of the housing market\u2019s sails and could happen again if the trade war business doesn\u2019t come to an end.<\/p>\n<p>The result then was the lowest existing home sales total <a href=\"https:\/\/www.cnn.com\/2025\/01\/24\/economy\/us-home-sales-worst-year-in-three-decades\/index.html\" target=\"_blank\" rel=\"noopener\">since 1995<\/a>, with just over four million sold in 2024.<\/p>\n<p>If Trump keeps making new tariff threats, I can\u2019t imagine mortgage rates seeing much improvement.<\/p>\n<p>They might be stuck around current levels, or they could creep up again and breach 7%. In my opinion, that\u2019d be a gut-punch for prospective home buyers.<\/p>\n<p>Affordability is already terrible, and it risks getting worse. Meanwhile, pending home sales fell to another all-time low in January, per <a href=\"https:\/\/www.nar.realtor\/newsroom\/pending-home-sales-waned-4-6-in-january\" target=\"_blank\" rel=\"noopener\">the National Association of Realtors<\/a>.<\/p>\n<p>And between rising layoffs, tariffs and trade wars, a plunging stock market, and just overall uncertainty, I can\u2019t see a lot of buyers stepping up to the plate.
